Royal Holiday Timeshare Scam - My solution!

My husband and I purchased a timeshare in Royal Holiday. We were told all these lies about rental income and no maintenance fees. they took advantages of us. They got us drunk in order to force us to sign the contract We were victims of fraud, misrepresentation. We tried to cancel, but unfortunately we were told we cant cancel because of the 5 day period It destroyed our credit report, made it impossible to move forward with our lives. This whole experience had been a nightmare. we had tried everything Looking to rid ourselves of it we found Mexican Timeshare Solution to be the only company that didn't charge an upfront fee. Our main expectation had been to cancel the timeshare and avoid paying more in maintenance fees over the next 30 years. They sent us documentation from the Mexican court that our timeshare was revoked. We are so relieved. My recommendation is NEVER buy a timeshare and before signing READ the contract, NEVER believe what they say verbally.

Royal Holiday is a scam, but I GOT OUT

My husband and I were on our honeymoon in Punta Cana, Dominican Republic at the Princess Resort (not at all “princess” standards btw) when we were forced to go to a place in the resort where they try to severely persuade you to buy into a Royal Holiday timeshare and they do not let you leave. They made the timeshare sound wonderful – “stay anywhere you want!

Hotel is free! 35% off airfare! It lasts 30 years and cost never changes!” What it all really meant was NOTHING IS EVER AVAILABLE TO STAY, the 300-page book of hotels are NO LONGER THERE OR AVAILABLE, 35% off airfare only meant that the representative would HELP find a plane ticket and if you find one cheaper on your own they say do it yourself! That's 30 YEARS OF HAVING TO PAY AN ANNUAL FEE OF $500 OR MORE.

It's all a lie! They said I could cancel any time and that was FALSE. They said the vacation would be cheaper to use Royal Holiday, but that was FALSE. It's mandatory to pay for "All-Inclusive" which can range from $500-more which is the same price as paying for your hotel!

I CANNOT BELIEVE WE GOT SUCKERED INTO BUYING THIS. AVOID ROYAL HOLIDAY AT ALL COSTS! DON'T JOIN ROYAL HOLIDAY UNLESS YOU WANT TO BE TOTALLY SCREWED OUT OF EVERYTHING. It’s best to just save for each trip you’d like to go on.

If we had not gotten out of our contract, we would have had to pay $11,000 over 5 years, plus $15,000 or more over 30 years just in annual membership fees. We hired a lawyer which was very inexpensive and were able to find many flaws in the contract because this company is a “scam” as my lawyer stated. We got out of our contract. Our lawyer was Amy Lovegren-Tipton in Fresno, California.

They were amazing.

Honest, and hardworking for our case. I highly suggest to use this lawyer if you’re looking to get out of your Royal Holiday contract.

Broken Promises

When we signed up for this vacation club, we were promised that the cost would be $59 per day per person any time we wanted to go there with the exception of Spring Break and Christmas week. When we tried to book our vacation for this year, we were told that it is prime time (July) and the cost would be $99 per person per day.

We were also told that they will get you discounted airfare. Now imagine this, they don't do that anymore.

We went to AAA, and get a vacation for 6 of us much cheaper than they are willing to give it to us for, and we paid $7500 for this membership. DO NOT GET SUCKERED IN LIKE WE DID!!!!!!!

Royal Holiday Timeshare Fraud

Hi! Me and my wife returned from our honeymoon trip to Mexico.

We also signed up for Royal Holiday. Believing this would grant us exclusive and luxurious trips to great places, having great hotels and services to a very low cost. Like many others we also feel like we've been scammed by Royal Holiday. When we got home.

I've been able to do some research about them and checking out their trips etc and I can see that the prices, all-inclusive promises, pickup services, VIP packages and airport lounges are all nothing but lies. We had a contract for 30 years with an annual fee of $ 495 US Dollars and we've made a down payment of $ 1,125 US Dollars and a closing cost of $ 910 US Dollars (a total of $ 2,035 US Dollars paid so far). The total price for the membership would be $ 7,500 US Dollars with monthly payments of $ 119.24 US dollars ending after 60 months of payment. We did not cancel in 5 days.

Rather as soon as we got home and read the documents we began the difficult process to cancel. we tried to cancel the membership through the resort but it was impossible. In our membership disclosure it says that there is no buyers remorse and in an addendum it says that there is no termination of the membership. We almost lose hope when we find d a company on the internet called Mexican Timeshare Solutions and after an introductory call, they reviewed our contract and they told us that based on their experience, we had a good chance to get out of the contract.

After six months they cancelled our contract. I honestly highly recommend their services and do not pay anything until the contract is canceled.

Distressed 76 year old

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
I am putting in a formal complaint about the cruise I signed up for with Royal Holiday. It is a 7 night Western Caribbean Cruise on the Liberty of the Seas ship leaving Galveston September 11 and returning September 18th. While everyone has been pleasant to talk with they are not doing what I need done. I am 76 years old, this is my first ever cruise and I did days worth of research before choosing the cruise and the cabin and level I wanted. I spoke with Diego Martinez on February 4th and he was to make reservations for two cabins, one for me and one for my daughter. We are paying for food for four people because we are each using one separate cabin. I specifically researched the kind of cabin that would work for me and told Diego I wanted an ocean view stateroom with balcony on Deck #9. He said he requested that.I also paid extra money for our food and my cabin. When I checked in February with the cruise line there was no record of either my reservation or my daughters. It turns out there is a reservation number for the ship and I was not given that until after August 11 and calling daily for a week. One person at Royal Holiday (RH) gave me one number for my daughter and days later with great pressure, I was finally given the one for myself only to find out that I was put on deck number 6 and we were given an 8 PM dinner time. I learned that someone at RH was to have asked us questions about our needs to get us an appropriate dinner time. That never happened. I have spent days and days, on the phone and online completely distressed and getting NOTHING AND NO SATISFACTION from anyone at Royal Holiday. I have tried many times to get what I need from the cruise line but they keep sending me back to Royal Holiday where I get NOTHING. I tried to order a water package online with the cruise, as other people do, but because Royal Holiday put my reservation in MXN pesos, I cannot order either online or on the phone. I also tried to order an internet package and again cannot because of Royal Holiday ignoring the fact that I am a U.S. Citizen and use U.S. Dollars. The last communication with Diego was Friday when he told me we would get some answers from the cruise department of RH today Monday 8/29/16 about changing the dinner to 6 pm, changing my deck to #8 or 9, ordering a water package of 8 liters of Evian water delivered to my cabin and my daughter's and I heard nothing today and received nothing from him or anyone else. My cruise leaves in 12 days. I reiterate-I am 76 years old and this has been the most distressing, painful vacation planning experience of my life. I am going to report all this to some legal entity and probably consumer affairs. As far as I am concerned RH owes me a lot for going through this and still going through it with NO SATISFACTION.

Royal Holiday bad experience

I was ripped off in the cruelest way possible, while I relaxed and confident on my vacation, I was invited to a presentation of "supposedly" 90 minutes which really lasted nearly 6 hours, at the beginning we did not want to buy anything, but for them seemed quite the opposite, like "if you tell us more, we are very interested in buying" finally tired we believed that our only way to get out is buying ,as the seller told us: “ try it and if you don’t want it you can quit at anytime with a refund back “ ,obviously we believed them and as we were very tired and fed up or read anything we accepted. We decided to enjoy our vacation and returning home and with calm we could cancel the timeshare with no problem. To our bad luck when we called to cancel, they said it was impossible at the moment and they are not buying memberships.

My wife and I we cannot sleep thanks to the high stress of knowing that we had to pay all that money ,the situation is becoming increasingly difficult. We searched and searched on the internet and all we found were complaints and more complaints against Royal Holiday. Finally we found a company called Mexican Timeshare Solutions, we feel confidence about them ,everything I read on their website, that they work not only in Mexico but also in USA and they no charge until they cancelled the contract, was a strong point to believe in them. You could read: "Mexican Timeshare Solutions gave to me and my family the peace that we looking for ,all the weight and stress its gone, just to leave everything in their hands as they have succeeded in the cancellation of my contract, Royal Holiday timeshare was not going to pay, my debt was 19,500 Americans DLS ($ 347,000 pesos approximately at that time), but with interest plus monthly maintenance charged by the holiday consortium and translated into Mexican pesos would skyrocket to nearly a million pesos for 10 years was within payment, even without considering that the dollar may continue increasing ,would become an unpayable debt. " Luckily we were able to get out of this BIG problem, the purpose of my comment is to warn all those who are considering purchasing a timeshare or already have and hesitate whether to keep it, CANCEL IT !! timeshare field is the worst scam that may exist ,the only thing they think about is to scrub in people no matter what the situation in which we find

Get away from ROYAL HOLIDAY AND THEIR TIMESHARES FRAUD !!!!

Told by one of their employees when I claim intentional deception "sellers have authorized tell the customer that created convenient". The salesperson do not give the information about the real charges they actually do, don't respect the tiemes agreed for doing the charghes, as neither tell you about the total extra expenses as maintenance costs . All are lies to get you sign and get you into a deal that doesn't give you the benefits offered and ends up costing much more. They will offer you eny thing to make you buy, not consistent with the contract and what you get.

Royal Holiday Timeshare Scam

Let me tell you my experience, I was in Mexico enjoying my vacation time, when I was invited to attend a timeshare presentation, as I did not want to be rude I decided to go. Well, that was the worst mistake I may have made.

They kept me there for 8 hours, I was feeling like a I was wasting my vacation time, so I asked the sales man if I sign and then I regret, and I have de desire of cancel the contract if there is any problem? Of course he told me that there was no problem and he continued talking about how wonderful is his membership. Of course all was a lie. He never told me that there was a rescission period and I felt very confident and I signed the contract.

After 10 days of vacations I came back home and I started my research to cancel my contract. As soon wrote Royal Holiday on google I saw all those bad reviews about fraud and my 5 days that I had to cancel the contract. My first reaction was “5 days?!!”. Yes I only had 5 days to can cancel my contract and recover my money. I immediately contact Royal Holiday and I let them know my desire to cancel my contract and his respond was that there was not possible.

I was so furious that I decided not to let them make fun of me and that I would be able to get the cancellation of my contract with or without his help.

I made a deep search on google, I found a company named Mexican timeshare Solutions, I called them and got a free consultation, they told me that they wont charge anything upfront. I took the chance and I hired them. After 5 months I got the cancellation of my contract Of course Royal Holiday made everything to avoid it, but I succeeded.

Royal Holiday is a fraudulent company full of thieves, do not trust them and If you are in the same situation do not give up. I can take a lot of time but it is possible.

Royal Holiday Timeshare Scam

In 2014,My wife and I went to Mexico, we were talked into going to a presentation with Royal Holiday, After a pressure sales presentation for 6 hours we purchased a membership. They promised a lot of things but they were empty promises and there were many lies.

We realized we had made a mistake and we tried canceling the contract within the 5 day grace period but they made it impossible to cancel. We began researching our options to

cancel the contract .While we were searching on internet a solution, we found several bad reviews about Royal Holidays and we found that we bought into a Timeshare which was basically

worthless.

We contacted several US attorneys but they told us that they could do nothing for us. So we start to get flustered.

We really had no idea how we were going to get out of this mess. Looking to rid ourselves of it we found Mexican Timeshare Solution to be the only company that didn't charge an upfront fee.

We then contacted them and received counsel. They are exactly what they say they are, and they got the cancellation of our contract. They restored my faith in Mexican culture and the most important thing, we learn the lesson “STAY AWAY FROM ROYAL HOLIDAY !!!”

From May 14, 2014 to May 21, 2014 we traveled to the Grand Riviera Princess Resort In the Riviera Maya located at Punta Bete Km 296, Carretera Chetumal Puerto Juarez, Playa del Carmen, 77710 MX. While we were there I was solicited to attend a presentation for a vacation package, after I was asked some pre-qualifying questions by a scout, one of which was if any of the members of the party was over the age of 50, which only one individual in that party was me, my son-in-law (31) and friend (29) were told they too could come to the presentation too because they saw that I was hesitant to attend and had very little interest. I specifically remember they had pre-qualified me for the membership based on the fact that I was over the age of 50 and was employed, and to encourage the other members of the party to get me t to go to the presentation by Royal Holiday Club they said we would receive a coupon to use for tourist attractions just for listening in on a 60 minutes presentation, so after the scout was very persistent we agreed and signed up for the presentation the next morning. While we were at the Royal Holiday office at the Gran Riviera Princess Resort we were given a presentation that promised significant discounts on a vacation membership package for the next thirty years, and that members could travel practically anywhere anytime they want, the representatives made several verbal promises to entice me to purchase a membership. They claimed it was not a timeshare. The package they really pushed was the silver membership package which was $14,000 USD. I don’t’ vacation a lot so I was reluctant and while the numbers they showed were impressive, along with the flow of alcoholic beverages (bottom-less mimosas and other drinks, they really caught the interest more of my son in law, and friend, because they and their families do travel a lot and they were impressed by the benefits that royal holiday members supposedly enjoyed. This is when the representatives said they could make an exception and allow all three of us (two of which were not of the pre-qualifying age as explained previously) to share and split the cost of one royal holiday membership. According to the agents there were enough points for all three families to enjoy the benefits of being a member. This of course we discovered later was not true, the points that come with the membership hardly cover a minimum stay for two in most locations. However, they began to use high pressure sales tactics offering more incentives on the spot. Right at the middle of the presentation my granddaughter had a bad fall onto the marble floor while at the Royal Holiday office, she was seven months old at the time, my daughter and my son ran out with her to get medical attention. The Royal Holiday representatives told us that as member’s medical insurance coverage is also included, even offered to pay for the medical expense charged to my daughter for the doctor on sight to examine my granddaughter. This of course never happened as my daughter had to pay for this expense upon checking out of the resort. But, at that point we just wanted to get out of the office, we had already lost half a day being there, and we wanted to make sure my granddaughter was ok, but it was not to long after my daughter had left with my son in law and granddaughter to get medical help, that they returned but again we were all tired and just wanted to relax and enjoy the rest of our day. We asked if we could think about it and come back the next day, but they really began to wave the steak in front of us, they offered to increase the amount of the redeemable coupon to use towards any of the touristic activities around the Riviera, which was for immediate use, offered a free accompanying flight for a second traveler for our first trip we planned with Royal Holiday, three years of unlimited visits to the Royal Holiday Locations in Mexico and the Dominican Republic without the use of any membership points except for the all-inclusive fee of $45/per person per day, among other things. We specifically inquired about blackout dates in which they stated only included two weeks out of the year that were subject to blackouts which included Christmas week and Passover week. This was a big point for us because we often travel during holidays such as 4th of July, thanksgiving, memorial, and Labor Day and it simply would not make sense to sign up for a membership that excluded those dates. The three of us agreed to sign up for the membership and pay one third of the membership up front ($5,000 USD) and finance the rest thru Royal Holiday financing company Comercializadora Travel Advisory, S.A. de C.V. The finance terms were explained to us as follows, we were to pay four payments of $350 beginning June 15th, 2014 thru September 15, 2014. The remainder of the membership was to be paid in 36 monthly installments of $268.67 beginning October 16th, 2014. We were also told about a membership fee that would be a fixed $575 for the next 30 years which was the term of the membership. Once the contract was done we went on to enjoy the rest of our vacation. We were at the resort for about a week, we signed the contract on the second day of being at the resort. We began to do some research out of curiosity about the membership towards the end of our trip and saw some pretty terrible reviews online about Royal Holiday. Our mistake was giving the company the benefit of the doubt and figured we would make the best of the situation. When we returned home to the states we attempted to take advantage of the membership and book a vacation to Orlando, Florida for the 4th of July holiday this was in 2014. We spoke to a representative who offered a stay for two suites at their Orlando Location, High Point World Resort, which was not the quality we expected and were told all of their locations offer, but the price seemed fair for a three night stay, we had called late in the evening so he said he would need to confirm the reservation in the morning but had taken my credit card information and quoted us the amount that would be charged. The next day we got a call from our membership representative, she began to explain that the representative we had spoken to the night before had not quoted us a correct amount, that we did not have enough credits, and would need to pay an activation fee and purchase additional credits that ended being more than, actually doubling the cost, of that which was quoted the night before by the previous representative. We obviously were taken back by this and began to ask more questions regarding exactly how the membership worked and this so called “activation fee” that we had not heard about before. She began to explain that anytime you make a reservation if you don’t have enough points we would have to purchase additional points and each “certificate” for a certain amount of points has and additional cost. We know we probably should have asked what are the amount of points needed for an average stay etc. when we bought the membership, which we did not, once the agent explained this to us we realized and it became clear that there is no real savings based on how the membership works as the points allotted each year are not enough to book practically anything even here around the states let alone a trip abroad without having to purchase more points! We did not go thru with the reservation with Royal Holiday and ended up making a reservation on our own, saving us much more money then what Royal Holiday was offering. We were very upset but again we said well the only option is to take advantage of the three years unlimited visits to Mexico and Punta Cana which was part of the deal, that would not require the use of any points to make it worth the investment. So we continued to make the monthly payments. The principal name and so called contract is under my name and all statements arriving from Royal Holiday are in only one members name, and never in the name of the other two members that signed the same contract too. It is also important to mention that when we call Royal Holiday especially when it's one of the two members who's names are not on the statements, regarding the membership they can never find their information in the system they must always give my information in order for them to find the “membership” details. We found this to be very odd. Also, every time the other two members call and discuss something in regards to the membership they conclude the call and then follow up with a call to me to confirm our “plans” to use the membership. But of course they have no issue taking the monthly automatic withdrawal for the membership out of my son's checking account. Later in the fall of 2014, as we continued to keep up with our part of our commitment and make the scheduled payment for the membership, we called again to get information regarding a trip to Punta Cana. We spoke to another representative because our assigned agent was not there, he gave us a price that seemed reasonable which included the $45 per day all inclusive fee that we were told about, and we agreed to call back to make the final reservation for this trip. Our assigned agent called us back and explained again that we had been given the wrong information. She began to tell us the cost of the all-inclusive was $95 not $45, that all bookings had to be Saturday-to-Saturday (this was never told to us at any point or does it state it in the contract) among other limitations or rules. Again, the cost of the trip was more expensive thru Royal Holiday then it was booking thru another agency such as Orbitz.com. This is when we really began to feel that we had been lied to and scammed by Royal Holiday. The way the membership was sold to us was not in any way close to being the truth. There is always an excuse or reason for everything and every time we call we are told something different by each one of the representatives we speak to. The most recent incident occurred in February of 2015, when we called to make the 2015 annual membership fee of $575. The payment was made over the phone and we inquired about a reservation for July in Playa del Carmen, we were given a quote and we were to call back the next day to confirm the reservation once we discussed the price with the rest of the traveling party. When we called back we were transferred to our assigned agent who gave yet again a different price, and then told that she could not make the reservation at this time because there were no rooms yet approved for members for the dates we were inquiring about, that she could book a reservation if we used points, but not using the privilege certificate of unlimited visits to that location that was given to us when we signed up. We were very upset and she stated that there was nothing she could do, she would need to check with her supervisor to see when and if rooms would be available with that certificate. This is when we began to do more research about the company and realized that we are one of many others who were sold a lie by Royal Holiday. We began to research ways to cancel the contract membership and get our money back, and this is when we came across the information for PROFECO and we are submitting a complaint to see if they are able to help us cancel this ridiculous contract and get our money back. To this point Royal Holiay has taken over $8,000 USD from us in exchange for absolutely nothing! We have contacted our service representative and have asked that our complaints regarding the above mentioned issues be address and have asked again and again to have our contract cancelled and our money returned. Our assigned agent will continue to repeat and repeat the same thing over and over again stating that we cannot cancel the contract as we only had five days to do so according to Mexican Law. We feel that we have been victims of a scam and fraud at the hands of Royal Holiday. As many others have reported. The BBB revoked their accreditation for the same reasons! If anyone has had success getting their hard earned money back and cancelling the membership please share with us the best way to go about getting out of this nightmare!

Me and my family travel to Cozumel back in July of 2009. That's our first trip out of country. We were excited, did not expect anything wrong would happen. We want to book some excursions, the sale people said that if we it breakfast with them they will give us all kind of discount, plus they will up grade us to different room. Sounds so good we agree. We finally meet a guy named Charlie Spark The next morning for breakfast. He keep telling That if we take all I represent with him for an hour that we will get the discount for excursion. Is out first trip so I was worried I don't want to keep the kids with us they even promise to take care of the kids while we was with them. Turn out they would keep trying to sell us the package it took us around the resort to look at their wonderful studio on the beach ,they say that if we are member that's what we going to get every time that we go. He also promised us A trip to go back to Cozumel with all inclusive for 5 days for free Plus plus a cruise ship trip for a family of four if we purchase the member right away on that day. They keep give my husband a mixed drink tequila so he was tired after so many hours keep going round, he even got so much headache and he asked for headache medication. Finally I just want to get out of the office and agree to buy it after we sign it then make it such big important do they ring the bell and say welcome to the club and everybody coming Cheers. The moment I got back to United States I call for the cruise trip and the sales representative act like they don't know what I'm talking about they keep transfer me to one sale person to a different and they all keep doing that. They also claim that I already use the voucher that they gave me for free for all inclusive back to Cozumel which is that's where I bought for my travel agent to go there that's where I got into this mess. I tried to cancel And they say that I can't. They even say the maintenance fees never went up it went up from $300 to almost $600 today per year. They don't even let you transfer the point. And you was wondering why all this time I didn't read the review and complaint because I so busy P person I work 6 days a week and finally I fed up with every year they make me pay more and more. We purchase the member almost 6 year and only used two times because they never available on the day you want. When they said that you can travel anytime you want When they want you to purchase. And after that everything was a lie. Finally today I call to transfer the point from 2015 to 2016 and they say that I call too late they cannot transfer the point finally there's another sales person said why don't if I pay for the medicine and feel this year and he willing to help me I cannot let them keep track me into this anymore. I just reported to Profeco About this. I have decided today that I would not let them play with me for another 14 years I would do anything to stop this. Also I would not want any family have been go through what our family go through for last 6 year with them without hard earn money.

Royal Holiday Timeshare Scam

In 2009, my wife and I went to our first vacation since we had emigrated to US ten years before. This vacation was in Cancun, Mexico. Everything would have been perfect, but we were harshly lied by Royal Holiday salespersons. Abusing the fact that English is our second language they tide us into a 30 years contract instead of promising 5 years. Being close to retirement age and having a low paying job, we were paying for a two years. In 2012, my wife died of cancer. Since then I did not go to any vacation and try to cancel my account many time without any luck. I even called a Royal Holiday headquarter and they offer to help resell our contract. They referred us to the Global Resort Services. I paid $599 for a service and after two years of exchanging calls this company disappeared. Once, browsing an internet, I found a Mexican Timeshare Solution website and I decide to try once more. This time it was successful. Their reply was quick, they always reply to my email, and, what is the most important, finally, I was be able to cancel my account with Royal Holiday. I would recommend it to anybody who appears in similar situation.
