Verified ReviewerRoyal Holiday tiempo compartido, cuidado!
Royal Holiday timeshare scam, please be careful
My husband and I bought from Royal Holiday on Oct.20, 2006. We paid 8,520.00.
We had paid annual fees since then. I have small dogs that I do not like to leave behind. None of the properties accept dogs, so I really don't enjoy my trips we are both 70 and we need to find properties that are not all inclusive and in locations that are impacted by a lot of tourists or not close to the amenities that we prefer. I contacted the resort and I told them that i want to cancel my membership and they told me that it was impossible.
I sent them several emails but the answer was always negative. I hired a lawyer firm that achieved the cancellation. It has been a very long and stressful year but very rewarding when our ordeal with this unwanted timeshare was finally resolved. We hope no one ever has to go through this nightmare!
Thank Mexican Timeshare Solutions for a successful outcome and it was a pleasure working with them. If you are an old couple, beware of timeshare they are definitely not for you.
I never received a contract
Scammers Scammers Scammers
Purchased in February 18 2018 after 5 days realized the credits do not transfer year to year and you lose them. Called to cancel was told to write a letter to rescind contract.
I did that and sent register mail to venessa drai at Royal holiday in Bavaro Princess punts cana with the reason for wanting to cancel. No where on contract does it say i cannot cancel. She Said I cannot cancel and no refund would be given. She even denied saying what they said about the credits transferring from year to year.
After numerous phone calls and emails I reached my assigned rep who did try to help. I received a cancellation contract last week from Vanessa drai but I'm not signing it because it's stating I will not get a refund of deposit of 2765.00. If a contract is cancelled as a consumer which is no longer purchasing the deposit should be refunded. I spoke to another rep today that told me if I don't sign the cancellation contract and accept that I will not get a refund that my account will go to collections.
This is ridiculous. It's been a month of signing and this company has literally committed highway robbery! ROYAL HOLIDAY what will you do to credit my account????
If nothing then I will have no choice but to Blast this company on every site I can get on including the media. You guys were on there before and I think it's time they get notified so that the public can understand that people that earn their hard earned money should not be robbed of their money by misrepresentation of contract.
Royal Holiday Scam, solved!
Scammed Out of Points
- Robbed us
- Customer service stinks and there is no supervisor available

Terrible.
Deceitful Customer Service and not giving me what they promised.
Preferred solution: Full refund
Bad customer service
It's really disappointing the customer service from this company. This is not about the resorts specifically I've actually had really great customer service at the resorts.
This is about booking my trips with their customer service center.
Very disappointed in the fact that I pay a lot of money for this membership and then they over charged my account by $500 a year ago and still have not refunded it and meanwhile I'm booking a trip for 15 people to go to one of their Resorts and they hang up on me when I'm waiting on the line. Extremely disappointed
Royal Holiday? No. Royally Scammed? Yes.
Pay little mind to the useless people, who obviously work for Royal Holiday, who will make comments under your complaint. You can expect it, and it can get quite personal. Just further shows how unscrupulous this company truly is.
Even though our resort was all inclusive, he assured us this resort was far superior. When we arrived, we were quickly shuttled to a desk for a Royal Holiday representative, who took both of our driver's licenses and a major credit card. This was not alarming, as most timeshare presentations do this same thing. We were then passed off to a guy named Emilio to begin our "endless" tour. He gave us a lot of information, drew some pictures, made some graphs, jumbled some numbers and basically made very little sense, but in the end asked the typical sales 101 drone question, "so which sounds better, your way or the Royal Holiday way?"
At this point we were shown the rest of the property, toured a beautiful presidential suite, and finally made our way to the video room to watch the 8 minute beautiful people promotional video. By this time the kids (10 and two 6 year olds) were cranky, hungry and getting bored. We were now met by another woman in an amazing room overlooking the ocean and an infinity pool. Music was blasting, they were feeding you drinks and now bringing food directly to us and the kids who were in the specially designed kid's play room. LET'S JUST SAY, they know what they are doing. The atmosphere was conducive to make you pretty much sign anything.
Once you meet with this woman, she tells you all about the packages and their prices and how that "TODAY ONLY" the prices are not the prices on this normal price sheet, but these "amazing offers" just too good to pass up. After 6 hours and yet another sales woman, this time Rosario (truly the most untrustworthy of them all and I will explain why shortly). In the end, we had agreed to this vacation club package at a Platinum+ level for over $30,000 and $1200 a year maintenance fee.
The saving grace for us was that it took them so long to negotiate, the bank was already closed. We transferred $16,000 to our personal account which they were to debit in the morning. (As we agreed to pay 50% down to get even more amazing deals including 3 years use of any of their resorts in Mexico and DR without using any points and being VIP status) **THEY WILL OFFER YOU ALL OF THIS SAME ***! Now you might be asking yourself why we did not google them first? Well, here you go: First, we did not have international data on our phones so we could only use the internet if we had wifi. Second, the second salesgirls' iPad conveniently ran out of battery when she went to show me something I requested. Yes, I now realize that was likely a big lie as she did not want to take a chance I would google them.
Once the papers were signed, they put us up in a Jr. Suite for the remainder of our vacation. They told us to go eat dinner, enjoy the shows, go shopping the next day and enjoy complimentary massages, etc. They were definitely planning on keeping us busy. My husband and daughter went to a show and I stayed up in the room with the other two kids since they were exhausted. I had asked for the wifi password upon check-in and he provided me with a free temporary password. Once I was settled, something told me to google the company and see what I could find. I cannot tell you the feeling of panic that came over me when I began to read complaint after complaint and it all began to make sense.
My husband returned to the room and I shared the information with him and after his moment of panic, so began our sleepless night believing that we, like so many countless others, had just lost our hard-earned money to these scam artists. We talked all night about what we would do. We woke the kids at 6am, packed up the room and returned to our old hotel. Luckily we had not checked out, since we were diving there. We did hours of research and here is what we found. Hopefully it will help you.
FIRST, hopefully your money has not been transferred yet and you can get on the phone with your bank first thing in the morning and transfer the money out of that account and cancel any cards related to it, which luckily was the case for us. Contact your bank immediately!! SECOND, no matter WHAT you signed, you CAN cancel the contract within five business days according to Mexican Law (Article 56 of the Federal Consumer Protection Law). They may have had you sign something, if they are letting you stay in a room or giving you some gift, stating that you waive your right to cancel. Don't let that scare you. It is totally ILLEGAL and they know it. You can contact Profeco directly in Cozumel if they try to give you a hard time. All you have to do is threaten them with going to Profeco. Trust me, they do not want that. You have 5 days no matter what!
THIRD, make sure you deliver your cancellation of contract letter in person and make them give you something signed in return. Expect this to take some time because and be a little difficult, believe it or not, they will continue to try to keep you and sell you on a lesser package claiming that you have buyer's remorse! Rosario is the worst at this. She will tell you story after story, trying to relate to you, then continue to push for you to reconsider. Even after you deliver this notice, I would still consider notifying Profeco and US government agencies of your interaction and if you have any difficulty with the return of your money. If you have already returned home when you realize all of this, and you are within your 5 business days of signing the contract, send the letter certified mail and email both to Royal Holiday at the address on your contract, as well as directly to the person who you signed with at Park Royal, and Profeco so that you have proof that you are within your 5 days. (Your email will be the best proof, but the certified mail follows the contract, so best to be safe.) Our attempt took us more than 2 hours waiting in an office (2 separate times) until we finally threatened to inform the other potential buyers that they were out there working with, all that we had learned. Then they were quick to get us out.
If it is a large enough amount of money, there is an attorney in Cozumel, Cristina Carcia Toca who says on her website that she deals directly with timeshares, etc., I would contact her and see if she can provide assistance. REMEMBER, this is their job, and they are darn good at it. They are trained to make this sound amazing and make you want ... almost need it. They are also trained to make you second guess yourself when you try to cancel. They play on your emotions. But you have to also remember that the old saying "if it sounds too good to be true, it usually is" is almost always the case, and definitely is the case in this situation.
All of the people in these reviews cannot be wrong. The stories are all the same. Are we at fault for falling for it? Absolutely. We thought we were doing something amazing for our family because there are some pretty great clubs out there. (They had me believing they were part of Marriott, by the way) But, what we are choosing to do from here is make sure no-one else falls for this unscrupulous group at Royal Holiday at the Park Royal Hotel in Cozumel, Mexico. Pass this message on to anyone you know heading to Cozumel!
- And robbed
- Felt totally scammed
- Losing time out of my vacation
Preferred solution: We requested to have all of our personal information returned, as we stopped the bank transfer before we lost our money. We have a letter from them accepting our cancellation, but, they did not return our items. Also, we lost two days of our vacation.
Terrible Customer Service and follow through
I updated my membership in November of 2016 when I was in Playa Del Carmen. When I was there as part of my upgrade as was allowed to sell back points to the rent sure program they have.
So I fill out the forms I was given from Royal Holiday for the rent sure program and sent them in and was entitle to $2,000 which I elected to apply to the annual membership fee. Which meant in my case I would get back after applying it against the membership fee Royal Holiday owes me $545. In addition, they were supposed to carryover my unused credits from 2016 to 2017 as part of my upgrade. Instead, they told me I was late on the payment of my membership fee and even though I have emailed them the email I sent showing the documentation of the email going to them and it was not rejected or sent back for the rent sure program.
I also never got my credits carried over from 2016 to 2017. I have sent them emails asking for an response to my issues. I have not gotten an email back. They will call you, but will not put anything in writing.
They are totally afraid to email me back. I did talk with a representative of Royal Holiday and he agreed to give me what I wanted which was the credits carried over from 2016 to 2017 and the rent sure to offset my fees. I told him that was fine, but I needed to get this in writing from them so send me an email confirming this was the resolution. Well I never got the email confirming the resolution and I am still not able to use my unused credits for 2016 because I cannot access my account.
In addition, they also turned me over to a collection company to get the fee for the annual membership. I sent the information to the collection company clearly showing that I have a right to use the rent sure proceeds to offset the annual fee and therefore my annual fee is paid. What is even funnier is on the Royal Holiday website it states you can use the rent sure program proceeds to offset this annual fee. One person from Royal Holiday left me a message that I could not do that, but it was very clear that you can according to the website and also the paperwork I turned in as well.
In my last email, I stated that they have unjustly denied me the ability to access my account and therefore I now demand total refund of my prior membership fees because I would like to use the money to actually find another situation were I can get a better use of vacation club. I haven't heard back in three weeks since I sent the email. No email has come back, nor have the paid me the $545 they owe me as well. They have no problem trying to collect amounts they clearly are not owed, but do nothing to help a vacation member.
What horrible customer service and follow through. They are the lowest of the low.
- Are a fraudulent company
- Fact they are a scam

I feel ripped off
Royal Holiday horrible timeshare experience
My wife and I were pitched, the sale of our existing timeshare was a condition of purchase at Royal Holiday . The salesperson misled us about the guarantee to sell our existing timeshare for $62,750.
We didn't get the guarantee until we were leaving after signing the contract. The guarantee was for no more than to list the property for sale for $62,750. We talked about the RCI bonus weeks we were getting. We talked about the cost of $179 or $189 a week.
Nothing was said about having to pay maintenance fees first .We were told we were getting a $90,000 annuity. We then found later it was an "anticipated" annuity. When you look back to see all the slimy sales tactics playing on our emotions and when good questions were asked about risk and financial commitment or guarantees of pay back the way the sales men to conned us deflected every time. After many useless calls, We decided to act by our side.
We hired "Mexican timeshare solutions" to cancel our timeshare and after 3 months, we were free from all the payments, maintenances fees or any relation with Royal Holiday. Be aware, do not hire any company to sell your timeshare all of them are scam and they work together with the resort And never pay anything in advance. It was a hard lesson to learn but we did.
We had our doubts because in some websites we read that Mexican timeshare Solutions, charged in advance, but since we had our free consultation with them, they clarified us that we do not have to pay anything in advance until our contract is canceled and that these comments were placed by the resort that wants to stains the image of them and prevent people from canceling their timeshare contracts with them. So ignore those comments, have your free consultation and cancel your contract!!
Fraud Victim of Royal Holiday Club Fraudulent Practices
Fraud Victim of Royal Holiday Club Fraudulent Practices.
Definition of Fraud: wrongful or criminal deception intended to result in financial or personal gain.
October 19, 2004, My ex fiancé and I were on a vacation in Aruba and a woman came up to us and asked
us if we could help her out and come inside to talk with her boss about vacations. When we said "No"
she begged us and said her job depended on it. So we relented and went to see her boss.
Then, we were asked to have a seat and the guy introduced himself to the two of us.
We exchanged pleasantries and that was when he started with his presentation.
The guy told us if we plan on going on more vacations in the future and
how much they would cost and that by purchasing a vacation package that was
based on points rather than buying a week that we could go any time of year.
My ex and I already had a timeshare mortgage with Flagship we were paying and told the
sales person that we really could not afford another large purchase at this time. And we
thanked him, but he kept talking and said that he was not supposed to do this but he crossed out
a bunch of figures and said we can give it
to us at "this said price". I remember looking at my ex shaking my head "no".
My ex told him that this was not the time and that we really could not
afford another expense. He verbally told us to stop paying on the other timeshare.
That people do it all the time. But he kept telling us it will be a huge tax write
off, that it was an investment, and that we could rent or sell our membership at any time.
Told us the value would increase in time and we could sell it for three times as much of
what we purchased. He said that the years that we don't go on vacation there are many people
who would jump at the change to use our points. Then my ex told him that we needed to talk it
over and that we would come back and he told us that if we left he might not be able to
guarantee this price since there were only a certain amount of people they could
offer this "special price" to. We felt very much under pressure. Then, the sales
rep told us about a "small" maintenance
fee that we would have to pay every year but it was fixed amount and it would never increase.
But told us to think about what we would be getting in return. We both were hesitate but he then
told us if someone else were to come after we leave they would get the "special" price.
So as you know we ended up with this Royal Club Membership that has NEVER EVER pan out to
what we were promised. We have never been on a vacation with Royal Holiday. After we paid
the mortgage off we plus the yearly maintance fees we could not afford to go on a vacation.
So we tried to do what the representive told us. We tried to sell it! We tried to rent it!
We tried to donate it! We could not even give it away and I lost money to scammers saying
they could sell it for me. I have filed complaints with the BBB,
the Financial Protection Consumer Bureau, and the AG of Maryland and Royal Holiday
continues to refuse to pay me back all my money. I will not except any deal unless they
pay me every cent they owe me since 2004 or release me from the fraudulant misrepresentation
of the contract. The Quality Supervisor John Forseca is a bully and keeps calling and giving me the
same options to pay them which I told them I can no longer afford and will no longer be their victum.
I have been finanacially voliated by Royal Holiday. I have paid them $15,925 and I would like
my money back. I know they are so dishonest that I will not get any of my money back but that is the type
company they are.
- For them to go out of business
- For them to stop harassing me
- For them to go away
- Fact they are bullies
- Fact they are a scam
- That they are dishonest
